What the Data Is Quietly Telling Sellers Right Now

One of the most interesting shifts I’m seeing right now isn’t about price — it’s about behavior.

According to the latest Denver Metro Association of Realtors data, active listings dropped nearly 28% from November to December, largely because many homeowners chose to pause over the holidays rather than sell into a quieter season. At the same time, closed sales increased more than 9% month over month, and overall sales volume rose as well.

That combination matters.

It tells us buyers didn’t disappear — sellers temporarily stepped back.

As we move into early 2026, many of those paused listings are expected to re-enter the market. That means more competition ahead, not necessarily a sudden surge in demand. In this kind of environment, the homes that perform best tend to share a few things in common: realistic pricing from day one, thoughtful presentation, and sellers who are clear on their goals before listing.

Another important data point: the median days on market is now 45 days. Buyers are active, but they’re deliberate. They’re comparing options, taking their time, and responding best to homes that feel well-positioned rather than aspirationally priced.

This is why timing alone isn’t the strategy right now.

Preparation is.

The sellers who feel the most confident aren’t rushing to list — but they are getting informed early. They’re understanding where their home fits in today’s market, what buyers are responding to, and what flexibility might matter most if and when they decide to move forward.

Those conversations don’t start with a sign in the yard. They start with clarity.
