Fall in Denver is one of the prettiest times of year — golden leaves, crisp mornings, and those perfect, sunny afternoons that make you forget winter is around the corner… until it’s not. 😅

And while the first freeze always sneaks up on us (usually in mid-to-late October), a little prep now saves a whole lot of headache later.

Here’s your quick checklist to make sure your home is ready for the season ahead:


💦 1. Blow Out Your Sprinklers — ASAP

If you do one thing this week, make it this. Denver’s early freezes can wreak havoc on sprinkler systems, and a proper blowout is the best insurance against burst lines and expensive spring repairs.

🪟 2. Seal Windows + Doors

Drafts = higher heating bills. Check for gaps around windows and doors and seal them with weatherstripping or caulk. Bonus points for swapping out sheer curtains for heavier drapes — it keeps warmth in and looks cozy.


🧰 3. Furnace + Filter Check

Before it’s time to crank up the heat, replace your furnace filter and consider a quick service check. It’s one of those things no one thinks about until it’s 10 degrees out and your system decides to take a nap.


🪵 4. Prep the Fireplace

If you’re lucky enough to have one, have your chimney swept and inspected before the first fire of the season. Nothing says fall like a cozy fire — except maybe the smell of pumpkin candles. 🕯️


🍂 5. Clean Gutters + Downspouts

Leaves are beautiful until they clog your gutters and cause water damage. Take an hour, clear them out, and make sure water flows freely away from your foundation. Your future self will thank you.


🪴 6. Trim + Tuck In Your Yard

Cut back perennials, rake leaves, and give your lawn one last mow before the snow arrives. Then kick back, light a candle, and admire how put-together your yard looks.
