Homestead in the Willows: Centennial's Hidden Gem Worth Knowing
Established homes, mature trees, community pools and a little reminder that newer isn't always better.
Can we talk about how everyone seems to be obsessed with new construction lately? The shiny kitchens, the perfectly coordinated finishes, the brand-new everything. I get it. There's definitely something appealing about a house where you're the first person to live in it.
And sometimes, I think we're overlooking some pretty incredible neighborhoods that have been getting better with age.
Enter Homestead in the Willows, tucked into southeast Centennial, where mature trees, established homes and a genuinely impressive lineup of neighborhood amenities make a pretty compelling case for skipping the brand-new development altogether.
A Neighborhood With Actual Character
Homestead in the Willows dates back to the mid-1970s, long before Centennial officially became a city in 2001. The neighborhood includes approximately 900 single-family homes and nearly 15 acres of greenbelt space. And if you're someone who appreciates a neighborhood that feels established rather than freshly assembled, this one deserves a look.
Think traditional two-story homes, mature landscaping, inviting residential streets and homes that have had decades to develop their own personalities. Some have been beautifully renovated, while others offer an opportunity to make the space your own. And honestly, I love that variety.
What I particularly appreciate about neighborhoods like this is that you're not just buying a house. You're buying into a community that's had time to develop its identity.
Three Pools. Eight Tennis Courts. Seriously.
This is where Homestead in the Willows really starts showing off.
The neighborhood has three outdoor swimming pools, eight tennis courts and greenbelt areas throughout the community. And for anyone with little ones, the idea of spending a summer at the neighborhood pool without having to pack up the entire car and drive across town sounds pretty fantastic.
There are organized tennis programs, swimming opportunities and community activities. It's the kind of setup that makes it easier to actually use the amenities you're paying for instead of admiring them in a brochure.
There's also nearby Willow Spring Open Space, giving residents another opportunity to get outside, enjoy the trails and take advantage of Colorado's rather ridiculous number of beautiful days.
Location Is Doing Some Serious Heavy Lifting
One of the biggest advantages here is that you get the established neighborhood atmosphere without feeling disconnected from the rest of the metro area.
Homestead in the Willows sits in southeast Centennial, generally between Arapahoe Road and Dry Creek Road, with convenient access to the Denver Tech Center, I-25 and plenty of shopping and dining nearby. It's close enough to everyday conveniences while still offering that quieter, established neighborhood feel.
The community is also located within the Cherry Creek School District, with Homestead Elementary nearby. Individual school assignments should always be verified for a specific property.
It's a really interesting option for someone who wants more space, neighborhood amenities and easy access to the southeast metro without necessarily buying into a newer master-planned community.
What Does It Actually Cost to Live Here?
Here's where Homestead in the Willows gets really interesting, especially if you're looking for an established neighborhood with some serious staying power.
I pulled the MLS statistics for 25 properties, and the average closed sale price came in at $1,077,189, with homes ranging from $770,000 to $1,850,000. The average home offered 3,241 square feet of total living space, four bedrooms and four bathrooms. Translation: there's some real room to spread out here.
Even more interesting? Homes spent an average of just 27 days in the MLS and closed at 100.21% of their final list price. In a market where buyers are becoming increasingly selective, that's a pretty compelling showing.
Of course, not every home is created equal. Updates, lot size, floor plan and overall condition can make a substantial difference in value, especially in a neighborhood with homes dating back to the 1970s.
And here's something I always remind buyers when we're looking at established neighborhoods: don't compare two houses based on square footage and price alone. A thoughtfully renovated home with newer mechanical systems, updated windows and a well-maintained exterior is a very different purchase from one that still needs all of those things.
The HOA is another important part of the equation. With pools, tennis courts and common-area maintenance, it's worth understanding exactly what your dues cover, along with the community's guidelines and financial health.
The big takeaway? Homestead in the Willows isn't simply an alternative to newer developments. It's an established neighborhood where buyers have demonstrated a willingness to pay for the right home.
Why I Think Homestead Deserves a Second Look
I spend a lot of time helping buyers figure out what they actually want in their next home, and it's funny how often the conversation eventually comes back to the same things.
More space. An established neighborhood. Mature trees. Somewhere to walk. A backyard. A sense of community. A home that feels like it has a little personality.
Homestead in the Willows checks a lot of those boxes.
It's not trying to be the trendiest neighborhood in Denver. It doesn't need to be. There's something really appealing about a community that's already figured out what it is.
So if you've been house hunting in Centennial, Greenwood Village or the surrounding southeast metro and haven't explored Homestead in the Willows, I'd put it on your list.
Sometimes the best neighborhood isn't the newest, the flashiest or the one everyone keeps talking about.
Sometimes it's the one that's been quietly getting it right for fifty years.
