As we are seeing our Denver market have some level of normalization, it’s now more important than ever to ensure your property truly shines when it hits the market. Aside from a smart pricing strategy, staging is next in line! Here are a few tips and tricks to make sure your home is ready! Here are my top 3 biggies to do before that for sale sign even goes in the ground! 

1. SAY BYE TO CLUTTER – The best thing you can do for your home before it goes on the market is to get rid of all of your clutter! Make a rule for your home that for every new piece that comes in, one must go. One of the biggest factors to a cluttered home is too much furniture. Generally, in a professional staging, half the homeowner’s furniture is removed to make the house look much bigger. Look around your house and see what you can pack away. It’ll be worth the investment to get a storage unit for a couple of months to store away a lot of your furnishings and goods.

2. GO NEUTRAL – The simple trick to toning down dated finishing in any space is a little bit of fresh paint. We’ve been seeing lots of white, and I am here for it! Give the space some new life with a blank canvas for the buyers. Go with all white and incorporate pops of color to really draw the eye in! 

3. USE YOUR GARDEN – Nothing says buy me more than a killer front yard, garden area, and even some fresh flowers! Buyers love to see that folks have taken care of their homes, down to the landscaping. So, make sure you put a little extra effort into mowing your front yard, giving a little boost of color with summertime flowers, and maybe even putting out a lovely arrangement on the kitchen table to get all the feels! 

4. CLEAN YOUR HOME – Ok, I lied. I have 4 tips for you! Aside from de-cluttering, the most important step to staging your home is to clean it. A dirty house is a quick turn-off for potential buyers. Most homes, especially with children, pets, and smokers, have a smell that may go undetected to homeowners but is quickly picked up by strangers. Be sure to have your home professionally cleaned prior to staging to appeal to all buyers that your home is nice and fresh. Nothing is better than walking through the front door with the fresh smell of cleaning products!
