Everyone always says, wait till spring to sell your house. This year that might not be the case! As we creep ever closer to 2022 (how did that happen so fast?), we see a shift in the market this December.
Springtime has always been the Denver selling season. We are talking when all the houses hit the market, all the buyers come out to play, and everything looks green and beautiful! While the spring months are a great time to buy, so is winter, especially this winter. We are seeing a massive shortage of new listings hitting the market. With close to 30% less inventory than last year and close to 15% fewer homes than last month, things are getting pretty tight out there.
While the buyer pool is generally smaller in the winter, we are still seeing multiple offers on properties, attractive offer terms, and lots of competition going into the holiday season. So while we do see this season shift every year, it still makes the winter season a great time to list your home.
In my experience, if you have a buyer who is actively looking this time of year, it’s because they are serious about finding and buying a home. A serious buyer is the exact kind of person that you, as a seller, want when looking at offers. While the spring may bring more buyers and more offers, we also see lots of homes fall out of contract at the same time. As a homeowner, you want a solid buyer who is serious about getting to the closing table. Winter buyers are just that! They don’t mess around and will get it done!
Maybe reconsidering listing in the winter months might be worth the conversation. With fewer homes on the market and still a very high demand, you could set yourself up for an excellent selling opportunity!
Now, my buyers, a word of advice, winter is where it’s at!!! While you won’t have quite the selection of homes that springtime yields, this time of year is a great time to start the search! With less competition, this will give you the competitive edge you need to snag your dream home!
