Kyria and I have known each other for years. And when I say years, I mean like 25+ years. Kyria’s older brother and my brother were good friends throughout middle and high school in Nederland. While she was a few grades younger than me, we always seemed to see each other. My heart lit up when she reached out to meet up for cocktails to chat about home buying. There is nothing more special than working with friends you grew up with!
We connected for drinks after work at The Hornet on South Broadway back in October. Kyria had been renting and was ready to transition to a homeowner. She is not only a super-genius but also the kindest person ever, so I knew things were going to be a breeze. We met up on a chilly Saturday to start our discovery day tours. We saw a handful of properties, from townhomes in Parker to single-family homes in Englewood. By the end of the day, I had a good idea of what she was looking for. Later that same week, I got a text from Kyria asking about a property that had been on the market for over a week.
It was the most freaking adorable townhome ever. Weirdly enough, its legal address had it categorized as a condo, which is why I think it made it through a weekend. So we wrote one single offer. Yes, you heard me right—one offer, under asking, with no appraisal gap coverage and full inspection terms. And boom, it was accepted! I couldn’t believe it. In Denver, this NEVER happens, like NEVER!!! It was truly meant to be.
The sellers were terrific, the listing agent was amazing, and the whole process was a breeze. It truly was one of the cleanest transactions I had all year. And I am so happy it was Kyria who got to have this perfect sitution happen, as she absolutely deserved it!
I am so damn excited and happy for her! Not only did she score a super cute house, but under asking, a true win! So, cheers to this badass on her very first home. I cant wait to see how she makes it her own!
